CASE STUDY: WEALTH MANAGER

JOSEPH PARKER

Joseph works in the city for a Family Office looking after hundreds of properties across London, which include new builds and converted apartments. He is not concerned about the day-to-day property maintenance as his priority is solely focused on keeping his portfolio as profitable as possible and achieving the best returns for his clients.

Joseph works closely with Dione Campbell, Happy Tenant’s Head of Property Management, who specialises in looking after clients with larger portfolios. He knows he has one point of contact to deal with who knows every aspect of all his investments. Dione ensures each property is well maintained and any problems are dealt with swiftly and efficiently. She forms strong relationships with tenants, making sure any issues are minimised, which is proven to encourage them to stay longer within their homes.

When a property does become available again for rent, Happy Tenant’s Agent Marketing department steps in to oversee this process, firstly comparing recent lettings price of similar properties within the area to ascertain if there is scope for a rent increase, and then appointing a number of suitable agents from HTC’s hand-chosen panel to market the property. This department manages the agents on behalf of Joseph and aims the property is rented as soon as it becomes vacant, avoiding a void period.

Joseph meets with the Happy Tenant team bi-annually to assess the portfolio is as productive as can be and identify areas in which there are opportunities for growth. As well as his personal property manager Dione, he most values the cost savings HTC’s panel of agents provide which include lower than standard letting fees and also the guarantee of no renewal fees.

He says “My clients entrust their largest investments with me expecting high yields and returns. My expertise lies with asset management from a financial perspective and I was looking for a managing agent that understood this side alongside keeping the properties well looked after. My past experience with managing agents has been with letting agents who offer management as an additional service. I had a number of parties I had to deal with, all with different processes and reporting and this made the portfolio management something which took up a lot of my time. Since appointing The Happy Tenant Company, I have only one person to deal with, who I have full confidence knows and maintains the properties to the highest standard. I believe the properties are performing brilliantly with consistently high rents and returns, which pleases my clients greatly. I only wish I would have found out about HTC sooner!’
